Land Prices in Telangana Set to Rise from the 5th of This Month

Hyderabad, June 04 (Gatla News): Telangana State Minister Ponguleti Srinivas Reddy announced that the revised market values ​​for land in Telangana will come into effect starting tomorrow. He stated that the revision of land values ​​was undertaken in a scientific and rational manner. He noted that the new values ​​are based on field-level studies and prevailing market conditions. The Minister mentioned that this decision was reached after taking into account suggestions from experts and advice from officials; he added that market prices and registration data were thoroughly examined on a region-by-region basis.Minister Ponguleti explained that significant disparities between actual market values ​​and government-fixed values ​​had led to the emergence of numerous issues in land transactions. To rectify this situation, he clarified that a comprehensive review of market values ​​was conducted across the jurisdiction of all 144 Sub-Registrar offices within the state. He stated that the new values ​​were determined by taking into consideration various factors, such as development potential in specific areas, growth rates, recent land transactions and auctions, market demand, the presence of new roads and corridors, the Outer Ring Road (ORR) and Regional Ring Road, industrial progress, and the expansion of infrastructure facilities. He further noted that no price hikes were proposed for areas where market values ​​are already exceptionally high. The Minister also informed that minimum base prices have been established for agricultural lands, flats, and plots within the Core Urban Region (CUR), the Hyderabad Metropolitan Development Authority (HMDA) limits, and other regions across the state.
